01The problem

General AI writes what sounds good, not what's true or safe.

  1. Hallucinated features.

General AI invents finishes, views and conditions that aren't in the house. A “brand-new roof” you never mentioned is a misrepresentation with your name on it.

  2. Fair Housing liability.

Chatbots happily write “perfect for families”, “safe neighborhood” and “walk to great schools”. The agent who publishes carries the liability — not the software.

  3. AI slop.

“Charming gem nestled in a tranquil retreat.” Buyers and other agents now read these buzzwords as a sign nobody looked at the property.

02How it works

Facts in. Clean copy out. Under five minutes.

  1. Step 01

    Enter the facts

Beds, baths, features, location. Each line becomes a numbered fact — the only things the copy is allowed to say.

    • F33 bedrooms
    • F8Renovated kitchen, quartz
    • F120.4 mi to Riverside Park
  2. Step 02

    Fact-locked generation

Claude writes from your facts only, and every sentence returns the facts it relied on. Anything not traced is shaded so invented details never slip through.

The renovated kitchen pairs quartz counters with a gas range. F8

  3. Step 03

    Deterministic screening

Rule-based Fair Housing, cliché and number checks — no AI, so the same text always gets the same result. Each flag has a category, a reason and a suggested fix.

Walk to great schools (Caution: Steering)Caution · Steering

  4. Step 04

    Rewrite flagged parts

One click sends only the problems back for a minimal rewrite. Clean sentences stay as they are, and the result is screened again automatically.

perfect for families (Risk: Familial status) becomes fenced backyard with mature oaks

03Fact tracing

Every sentence points back to something you said.

If a sentence can't be traced, it's flagged before you copy it. No invented roofs, views or finishes.

How Fairlisted compares with the alternatives agents use today
ToolWhat you get
ChatGPT (free)No compliance awareness, hallucinates features, generic phrasing.
ListingAIBroad feature set; compliance is one feature among many.
Small description generatorsGeneric output, no fact tracing.
FairlistedCompliance-first: writes only from your facts, traces every sentence, screens every draft, and keeps an audit trail.

Software doesn't sign the listing. You do. So every sentence should be one you can trace, defend and publish.

Fairlisted — product principle

05In the box

Built for the agent who signs the listing.

  • Three severity levels

Risk, caution and style — each with a reason and a suggested replacement. Never color alone.

  • Number cross-check

“2 bath” when you entered 3? Flagged before it reaches the MLS.

  • MLS, social, teaser

Three outputs from one set of facts, each with its own character count.

  • Compliance report

A PDF audit trail per listing: final text, every flag, how it was resolved, rule-set version.

  • Your voice

Paste past listings. We borrow the style, never the facts.

  • One-click cancel

07FAQ

Questions agents ask first

Is Fairlisted legal advice?

No. The screening rules are reviewed against HUD advertising guidance and flag common Fair Housing risks, but they are not legal advice and can't catch everything. You remain responsible for what you publish. If you're unsure about a phrase, ask your broker or a Fair Housing attorney.

What happens to my listing text?

Text you paste into the free checker never leaves your browser. In the app, your facts are sent to our AI provider (Anthropic) only to write your copy, and your listings are stored in your private account. We don't sell your data or use it to train AI models.

Can I cancel anytime?

Yes. Billing is monthly, and you cancel in one click from the Billing page. If you cancel in the first 14 days, ask for a prorated refund and you'll get it.

How is this different from asking ChatGPT?

Fairlisted writes only from the facts you enter and shows which fact each sentence came from, so invented features are caught before you copy. Every draft is then screened by deterministic rules (no AI) for Fair Housing language, clichés and wrong numbers, and only the flagged parts are rewritten.

Does it fit my MLS character limit?

Yes. You set the character limit per listing, and the MLS description is written to fit it. A counter shows the length of each output.
